Louisiana–Pearl light rail station is about a block from South Pearl Street. Light rail routes have changed during RTD's downtown rail work, so check rtd-denver.com for which lines stop there now.

What it's like

Built around Washington Park, one of Denver's best-known parks, with two lakes, gardens and a loop that is busy from sunrise on. The streets are mostly older bungalows and Denver Squares, many updated or rebuilt. South Pearl and Old South Gaylord are small, local main streets.

What homes cost

Median sale price over the three months ending September 2026, as shown on Redfin in November 2026. Medians move every month and swing a lot where there are few sales.

Good fit if

People who want a walkable, established city neighborhood near a big park, with an easy drive to both downtown and the Tech Center.

Maybe not if

People working in Golden or Boulder, or buyers who want the most space for the money.
